Age of Current Roof.

Our Canadian winters and summers are tough on roofs. Our roofing material needs to stand up to unbearable heat, powerful gales, chunks of hail, winter storms, and everything in between. Because of these factors, asphalt shingles on Canadian homes generally age about 20% faster than a warranty would suggest — and that doesn’t mean you’ll be getting a free roof. Warranties only cover manufacturing defects, not normal wear and tear.

If your shingles have a warranty of 30 years, expect to get closer to 24 years. A 40 year warranty generally holds up around 32 years in Calgary. Fortunately, other roofing options such as rubber roofing and concrete should age closer to the manufacturer’s estimate. If your roof is nearing its due date (within 4-5 years) and has begun to leak, you’ll probably save more money in the long run by replacing it now.

Patching Small Areas.

If most of your roof is in good shape and you’ve estimated another 10-15 years before it needs to be replaced, you may prefer to replace the shingles in just a small problem area. This is especially true if the damage is restricted to one side of the house, because it’s possible to have just that side replaced. Keep in mind that, like buying in bulk, you save money on the square foot by having all the work done at once. Often homeowners find they’d save close to 10% by doing the whole roof. However when you’re comparing a cost of $2 500 for a single side and $9 000 for the roof, you may prefer to break up the cost.
